Queen Creek Sold The Switchyard's Land With the Library in Mind

As of mid-October 2026, none of the businesses signed at The Switchyard is confirmed open. That includes Postino, Snooze, Shake Shack, Bamboo Sushi, Salt & Straw and the rest. The buildings going up at the northeast corner of Ellsworth Loop and Ocotillo roads sit on land the Town of Queen Creek used to own. The Arizona Republic put it simply when it described the project as rising "in front of Queen Creek's library."

That history explains the block. The town's sale came with conditions about parking, walkways and library signs, and those conditions shape the place as much as the tenant list does.

The Town Sold the Land, Then Set the Terms

The Switchyard is a $120 million, 10-acre project. It's being built by Creation, working with Horizon Real Estate Ltd., according to InBusiness Phoenix. David Sellers and Bob Agahi founded Creation, as ABC15 noted.

The land was sold in two pieces. In December 2023, the Town Council agreed to sell 6.8 acres to Creation RE for $7.4 million. In July 2024, it approved another 1.4 acres, which brought the total price to $8.655 million, the Queen Creek Independent reported. That comes to 8.2 acres purchased for a 10-acre site. The rest is an adjacent lot the town still owns. The terms for that lot are where the public side of the deal shows up.

At its March 4, 2026 meeting, the council approved an agreement with the landowners at the corner. It passed 7-0 on the consent agenda. Per the Independent's account of the staff report, the main terms are:

  1. At least 32 parking spaces in the commercial area stay "unreserved, unrestricted and free of charge for public parking."
  2. More than 200 surface spaces are planned across the commercial portion overall.
  3. The town keeps maintaining the roads, walkways and landscaping on its adjacent lot, and the developer pays back 50% of the cost.
  4. Creation puts up directional signs to the town library at three locations, at no cost to Queen Creek.
  5. Each lot owner handles its own drainage and retention facilities, and a cross-drainage easement lets stormwater move naturally between parcels.

The free spaces are a small share of the total, roughly one in six of the 200-plus planned. But they guarantee that some parking in a privately owned retail block stays open to anyone. Add the library signs and the town-maintained walkways, and the commercial block and the civic side are tied together by contract.

What Has Signed, and What "Coming Soon" Means in October

The tenant list has grown over two announcement rounds. The developer's site lists a longer roster than the restaurant headlines. Here is each named tenant and its most recent verifiable status as of October 12, 2026.

Tenant What it is Reported space Latest status
Postino Wine bar and restaurant from Upward Projects 3,800 sq ft inside, 1,953 sq ft patio "Coming Soon" on Postino's site. Upward Projects said "later this fall" in August
Snooze, an A.M. Eatery Breakfast and brunch Not reported Expected by year-end 2026, no date
Shake Shack Burgers Not reported Expected by year-end 2026, no date
Bamboo Sushi Sushi, first Arizona location 3,198 sq ft Expected by year-end 2026. No Arizona listing on its locations page yet
Salt & Straw Ice cream Not reported Signed as a tenant. No opening date announced as of July 2026
ROOM and PORCH Home goods and lifestyle store 1,761 sq ft Expected by year-end 2026, no date
Zara Nail Bar Nail salon 3,519 sq ft Expected by year-end 2026, no date

Popup Bagels Bagels Not reported On the developer's roster, no date
solidcore Fitness studio Not reported On the developer's roster, no date
VIO Med Spa Med spa Not reported On the developer's roster, no date

The year-end 2026 target for Snooze, Shake Shack and Postino comes from KTAR's March 2026 report. The same target for the second round of tenants, including Bamboo Sushi, ROOM and PORCH, Zara Nail Bar and Edward Jones, comes from InBusiness Phoenix that same month. Both are seven months old. No tenant has announced a specific opening day since then in the coverage available, so these are targets, not schedules.

Two brand websites fill in the picture. Salt & Straw's locations page lists Arizona shops in Gilbert, Tempe and Phoenix, with no Queen Creek entry yet. Bamboo Sushi's directory shows locations in Oregon, Washington, Colorado and California, and nothing in Arizona so far. That matches InBusiness's report that The Switchyard will be the brand's Arizona debut.

Postino Is the Only Tenant With a Season Attached

Of the eleven names, Postino has the most specific public timing. In an August 10 piece that ABC15 republished from the Phoenix Business Journal, Upward Projects confirmed that Postino will open in Queen Creek "later this fall." A specific date had not been set. The same report called it the Postino "furthest south and east in the metro Phoenix area."

Postino's own locations page now lists the Queen Creek spot as "Location Coming Soon" at 21791 S. Ellsworth Loop Road. Mouth by Southwest reported the plans in August: a 3,800-square-foot interior and a 1,953-square-foot patio at the northeast corner of Ellsworth Loop and Ocotillo. That patio is about half the size of the dining room. It's a big outdoor footprint for a block built around walking from one stop to the next.

The postino.com page is the one to check for updates, since the brand updates its own listing. Today, "later this fall" leaves about seven weeks of autumn on the calendar.

A Roster Arranged for "Park Once"

KTAR described The Switchyard as Queen Creek's first walkable downtown district, built on a "park once" idea that puts dining, retail and services within walking distance of one parking spot. The signed tenants line up neatly with that idea.

Laid out by time of day, the roster looks like this:

  • Morning: Popup Bagels and Snooze for breakfast, and solidcore for a workout.
  • Midday errands: Zara Nail Bar, VIO Med Spa, ROOM and PORCH, and Edward Jones.
  • Lunch and dinner: Shake Shack and Bamboo Sushi.
  • Evening: Postino and its 1,953-square-foot patio.
  • After dinner: Salt & Straw.

The 32 guaranteed public spaces and the library signs from the March agreement fit the same plan. A library visit, a workout and dinner can all happen from one parking space. Building that into the deal was the town's choice. Creation's plans also call for walkable paths and outdoor gathering areas, according to InBusiness Phoenix, but no source has published their dimensions yet.

The Apartments Come Later, and the Unit Count Isn't Settled

Everything above is phase one. The full plan has seven buildings. Four are single-story buildings with office, retail and restaurant space. The other three are four-story buildings with apartments plus more office space, per the Queen Creek Independent. In March 2026, that paper reported that construction on the retail and office phase began in July and that the residential portion was still in design.

Sources disagree on the number of apartments. The Independent's 2026 reporting says 215 units. The developer's own undated site says 206. Until updated plans are published, the safest description is roughly 200 apartments, with the exact count still to be confirmed.

When those homes are built, the block will have people living above the shops. Until then, the restaurants and services will draw on the surrounding town and the library's visitors.

One Piece of a Bigger Downtown Build

The Switchyard is part of a wider wave of construction. In January 2026, the Town of Queen Creek announced that 230,000 square feet of commercial development was underway downtown. Along with The Switchyard, the town listed the Rusty Buckle Saloon, The Perch, QC Accounting, Circle K, Homewood Suites, Magma Plaza and The Matheson.

Against that total, The Switchyard's 54,000 square feet of commercial space is a bit less than a quarter. It matters more than its share because of the corner it sits on and the public terms attached to it. The Switchyard sits on land the town sold from its own holdings, next to its own library, with free public parking and shared upkeep of the walkways written into the deal.

The first visible sign of that deal will probably be Postino's patio. The postino.com listing is the most reliable place to see when "Coming Soon" changes to a date.
